Leasing

At Nomadic, we aim to maximize your property’s occupancy and ensure a seamless experience for both owners and tenants. Our fee is one month’s rent for a 12-month lease, split 70/30 with the tenant’s agent, and prorated for different lease terms.

Lease Management

We handle all aspects of leasing, from pricing and marketing your property to conducting property tours. We manage lease negotiations, renewals, and terminations to ensure favorable terms and compliance with legal obligations. Our goal is to minimize vacancies and maintain steady rental income.

Tenant Screening

We conduct thorough background and credit checks to find qualified tenants who will make timely payments and minimize wear and tear. By selecting the best tenants, we reduce turnover rates and maintenance costs, ensuring a positive rental experience.

Property Management

  • Tenant Relations - We manage all tenant interactions, from inquiries and viewings to lease signings and move-ins. Throughout the tenancy, we address tenant concerns promptly, aiming for high satisfaction and long-term occupancy.

  • Property Maintenance & Repairs - We oversee all aspects of property maintenance, including landscapers, pool maintenance, and repair contractors. Regular inspections help identify and address issues early. Our trusted contractors ensure all work meets high standards, keeping your property in excellent condition.

  • Rent Collection - We manage rent collection, handle late payments, and adjust rents as needed to ensure timely payments and maintain your cash flow. We resolve any payment issues quickly to minimize disruptions.

  • Accounting & Reporting - We provide detailed income statements and expense accounting for a clear view of your property's financial performance. Our comprehensive reports keep you informed and in control, simplifying your financial management.

  • Legal Compliance - We ensure your property complies with landlord-tenant laws, staying updated on legal changes. All rental agreements and practices adhere to these regulations, protecting you from legal issues and respecting tenants' rights.

  • Eviction Handling - In cases where eviction is necessary, we manage the process efficiently and legally, including paperwork, court hearings, and coordination with law enforcement. This service is provided at $50 per hour, ensuring minimal disruption.
